How much are a down payment and closing costs in Paris, Brant County, Brantford, Haldimand, Norfolk and Oxford?
The cash a buyer needs is the down payment plus closing costs, and the second part surprises people more often than the first. Ontario buyers pay provincial land transfer tax at closing, and first time buyers can recover up to $4,000 through a provincial rebate.

What will I pay to sell my house in Brant County?

How is a home's value calculated?
Value is set mainly by recent sales of comparable homes nearby, adjusted for condition, location, and current market conditions. Burford, Scotland and Oakland are rural Brant County, where acreage brings well, septic and zoning factors that town homes do not have.

Online estimates are a rough starting point, because they cannot see your home's condition, upgrades, or the specific comparable sales that matter. Ontario assessments still use frozen 2016 values after years of postponed reassessment, so a home's MPAC figure often trails its market value.

No. An evaluation is useful whether you are listing soon, comparing options, or simply keeping an eye on your equity. With Ontario values frozen at 2016 levels, the MPAC number on a Brant County tax bill is not a reliable read of current market value.

If you have been in a secure full time job for over a year and have a down payment, or the ability to put one together, buying is a strong way to start building wealth. It is easier than most renters expect.
Should I buy a home before or after I sell my current one?

What should I be concerned about with my divorce and selling our home?
Selling a home because of a divorce can be a delicate situation. Each party has certain rights and responsibilities you need to be aware of before you list.
What should I know to sell my home on my own?
Selling on your own carries real risk. If you are set on it, you need to know the rules and how to follow them for your own protection.
What are the most important things I should know about buying a home?

Is buying a new home a better option than buying a resale home?

I want to buy a home without overspending. What can I do?
There are proven ways to save thousands when buying. It comes down to understanding how the home is priced, separating what you want from what you need, and knowing where you are willing to compromise.
I am worried about being taken advantage of by sellers. How do I protect myself?
That is a very common fear. There are several traps buyers fall into, such as rushing the closing date or moving ahead without proper pre-approval.
I want to sell my home. What is the best advice you can give?
Do your homework. Know why you are selling, and choose a realtor whose approach fits what you need from the sale.
My home is older and I am worried about the inspection. What do you recommend?
It is always good to stay on top of your home's condition. If you have reason to be concerned, a pre-inspection may be worth doing before you list.
What are the most important questions to ask realtors I am interviewing?
You need to be confident the realtor you choose is working in your best interest and is on the same page as you about the outcome you want.
What legal issues should I be aware of when selling my home?
Real estate is a complicated process with room for costly errors. Working with an experienced realtor is the best way to protect yourself.
My home did not sell the first time. Do I have to use the same realtor?
As long as your contract with that realtor has expired, you are free to choose anyone you want. There may also be more behind the failed sale than the realtor you chose.
Our children have moved out and the house is too big. Should we sell?
That is entirely your call. If the home feels too large and you would be more comfortable, physically and financially, in something smaller, then yes, it is worth considering.
How do I set an asking price for my home?
Your asking price is your home's first impression. If you want to realize the most money you can from the sale, that first impression has to be right.
How can I sell my home quickly and for the most money?
Preparing in advance is the single best thing you can do. We can make sure you are ready before the home goes live.

Who is on the Tysoski team?
Jody and Paula Tysoski are owners and team leaders, and Lexi Tysoski is a real estate representative. Paula has been a realtor since 2006 and focuses on marketing properties and finding qualified buyers. Jody spent over 30 years in concrete and home renovations before joining, and works most closely with buyers touring homes. Lexi came from the family concrete business and interior decorating, and stays connected with past clients.
